I've read several books and have browsed the forums (awesome discussions), but am stuck in a situation of what path to go down.

Here are a few unique options to consider, which have either worked for me or fellow investors whom I know or work with (not IL specific):1) Reach out to your local Real Estate Investment Club; they'll surely have a few recommendations2) Browse websites with folks offering services (Angie's List, Craigslist, etc.) - or subsequently, put up your own post3) Visit local multi-family apartment complexes - their maintenance guys are always looking for side hustles and they have the skillset you need!

When I'm not listening to BiggerPockets podcasts or reading through the forums, I find myself browsing Zillow or Trulia, searching for "the best listings of the day" and constantly contemplating reaching out.

Loopnet is owned by Costar and has a few front facing listings for the public to browse, but the majority of what they have is on Costar only for their members to see.

Hi Marina,I believe others in this thread have covered the topic thoroughly, so I'll just add where you might be able to find some lenders - the "Network" tab on BiggerPockets has a hard money lender section where you can browse and potentially speak with some lenders about your client's situation.Best,Michael

Found the property when I was casually browsing redfin one day, looked at it the next day and put an offer down the next.
