My wife and I are going  to look at one of those properties this week but don't know exactly how we should calculate the properties value as its unique to the area so there are no comps.

I could see the son for a few weeks until he finds his own place, but having the entire family there for more than 2 weeks is a lot especially in a 3 bedroom house. 

I am meeting with my SEC attorney this week to make decisions as to path whether to seek private or a crowdfunding capital raise.

We closed the 62 unit two weeks ago, and will close the 67 in two weeks.Then, a broker brought us a 33 unit, which we are scheduled to close at the end of September. 

If you do, I'd suggest getting a housecleaner in once every 1 to 2 weeks to clean common areas and bathrooms. 

You will want to check on the project multiple times a week, especially when you are getting started.3) Find a property that is newer than 1940.
