I think California is the way to go for people  unless they can’t afford it, purchasing property out of state with close to California characteristics, or they are purchasing good size multifamily out of state.

Hi Darius - I'm in the Triangle market which shares a lot of growth characteristics with the Charlotte market so I'll chime in with an opinion, which is to start simple by staying local and focus on workforce housing in your market, in those communities that are within commuting range to Charlotte and to other major employers in your area.

I also developed a wish list as to the characteristics of the name - have meaning for me, have meaning for my renters, end in "properties", it could not be confused with other areas or businesses, it could not be tied to my current location (Denver), it needed to allow for expansion and change and a few more.

I prefer referring to zip codes because each seems to be its own unique area with unique characteristics.

You could search for suits that name the 5-10 larger P&C Insurers and that sample would probably have mostly non random characteristics

We comp with our own product because we know our previous sales' characteristics (condition, rents, etc...)I still stand by a previous message of mine on this thread: It is the buyers responsibility to determine acceptable criteria for purchase, and terms of agreement that allow them to perform their due diligence.
