The 'comps' tab sends you into a pretty good sales comp tool where you can tweak parameters. 

You can tweak the material and labor 'costs' over time to get a more accurate budget.

In addition to that don't be afraid to tweak your message, I listen to people when they call me and almost every time they give me a hint as to what part of my letter caused them to call, either to inquire about a deal or to tell me that they don't want further communication. 

With the exception of getting completely ripped off, wouldn't it be a safer investment for me to invest in one of these areas, that I am unfamiliar with and trusting of a third party, than to try and tweak the numbers to work in my area? 

A cut of the profits from the sale of the asset (often a 70/30 split), paid upon sale of the assetAll of these numbers can be tweaked based on the deal structure.

At your earnings level, based on what you are doing, a few minor tweaks can likely save you $5-8k per year.

From there we are able to figure out which ads are most effective, what time is best to post ads, and if certain tweaks (heading, colors, verbiage, etc.) that we do are effective.
