Up here smooth walls and ceilings are preferred (after the hideousness of the 70s and 80s).In our units we use flat white on ceilings and eggshell on walls with the exception of kitchens, bathrooms and high traffic areas (such as mud rooms) where we will use a velvet sheen on the wall (easier to clean, but not shiny).For "modern" trim we use "perl" as it is not as shiny as semi-gloss.  

I've been wholesaling for awhile now and have definitely learned a few things through deals not going as smooth as originally thought.

I gotta say I was drawn to Cozy over the smooth interface, application options, and some of the built-in features (E Rent Payment is very clunky) but am not sure I will stick with it long term due to the payment issue.  

Generally this process takes a month if it goes smoothly and costs a little under $1000 if you do it yourself. 

If any don't operate smoothly, shut off the main water supply and replace with 1/4 turn ball valves.

It doesn't take long for the whole crew to get in line and the ship to start sailing smooth seas.

An example is when you tell the clients that you are leaving existing drywall and painting over, but they expect a "smooth" finish, you either bite the bullet or argue over it.  

I brought the buyer to the table he and his colleague did everything they needed to make sure the transaction went smoothly.

It was actually just as smooth as when I purchased my singles.
