I dont buy 4, 5 or 6% old fashion returns as the numbers do not consider the risk we are getting into, which is to have longer vacancy and bigger rotation.  

It seems SoCal's strained housing market gives Section 8 landlords some clout, but I am inexperienced with this matter

I set up my profile as a new update here not too long ago but accidentally had my profile picture rotated 90 degrees.

I just got the iPad Pro and noticed that when opening the app it doesn’t rotate into landscape!

It is an annual back-straining exercise to remove and install these units every year.My thought is to go with a high velocity system with 2" diameter tubes for distribution.   

The San Diego RE decline alone should not strain most owners finances.   

If you have friends or family in a better investing location and they don't mind helping you out a bit, that can take some of the strain out of the finances.

If you move to evict, the could create a real and lasting strain on your familial relationship.

At that point I hold a 33% equity stake in an LLC that has a fully paid for property as its asset.For property 2, partner #2 will put the house in his name and we will each make the same equity contribution and repeat the process over again, rotating the name on the loan until each of us hold the 4 financed properties in our names.
