There's not much at that price range that would produce cash flow or change your position much.

My first Indiana property, Class A owned for 10 years, is positive CF but not for long with the property tax increases (17% the last assessment) and I'm in market rent range.

A standard 1031 usually costs around $800 - $1,200, but you're likely to see improvement 1031 fees in the $5,000 - $10,000 range

@Brandon Malone the only reason to consider a tenant proposed upgrade is if you were planning to do it at some point anyway (and I am saying consider, not necessarily approve)This isn't something I would do unless of course it is a high end property and there is essentially a chefs kitchen where the expectation would be a gas range.

( I was thinking a $200 to $300 would be market range which is 50% of what I was actually charged).Needless to say I'm pissed and blindsided.

If you want to access the equity, you created by rehabbing the property your waiting period to use the new improved value can range upwards of 12 months.

The fees range from 2-3 points with some type of admin fee in the $1000 - $3000 range.
