They have to document the exchange on both closings, hold and transfer the proceeds and quarterback you through the process so you don't miss any steps.

Read through them, goto a few classes at First Alliance Title, and reach out to @Drew Fein (RE attorney) on this site to help you with language for the "additional provisions" section of the contract that will allow you to assign it to the end buyer.Then when you get a property under contract, come back here and post it in the marketplace.

@Drew Perkins Jeff Beard I was not aware that investors wanted those type of numbers (ex. incomplete, no taxes, insurance, utilities, maintenance, property management etc) from a wholesaler - we are not agents so these properties aren't being listed on the MLS.
