Happy Thursday.FHA, USDA and VA all have construction to permanent loans.

The way I'm planning to do this is for the end buyer to get financing from a conventional bank (Construction-Permanent in the case of new construction), buy the lot from me, and for the bank to finance the construction via standard bank draws.If it works... woooieeee, game changer.

So now with pending new neighbors I'm considering asking them if they would consider to give us a permanent right of way easement for access across their land. 

Then refinance to a permanent loan.  

My friend knows a previous landlord who is selling a property that includes a side by side 5 plex, a 2 story house with a basement and 2 car garage, and 1977  16 x 70 moblie home that is current owners residence (on a permanent foundation, with a large addition, porch, deck & 2 car garage.

Treat the spot with a bleach solution, then paint over it with an oil-based primer which will seal it in permanently.

I just write on them with a thick a$& permanent marker. 

I’m quite handy and could probably make a permanent fix to any aged machine if parts were readily available, that’s the only reason I considered extending their life.

So we normally just provide appliances that are PERMANANTLY attached to the property - a stove, dishwasher, built in microwave type of things.
