I suggest having the practice provide you a paycheck so you can have proof of income, if you aren't already doing this.There's nothing wrong with getting a 7% return... probably through some sort of index fund/mutual fund combination... and then taking that money in a year or a couple years and starting the real estate journey then.

I keep a working amount in my business account, enough to get through most repairs, etc. anything more I pull out of the busIness and invest with my personal funds (money market, mutual funds, etc).

I would say if she is paying significantly under market value for the apartment and you believe you have upheld your responsibities of the lease, offer to mutually terminate the lease.

Recently put a clear & free 3br/1ba 1028sqft home on 0.25 acres under contract for $30k Zillow estimated the ARV at $92,860, my first Intent was to sell my assignment contract to a cash buyer but then I was weighing out other options that would be more beneficial to myself as a newbie investor by hold & flip or long term wealth by using the Brrrr strategy & a private lender I’m open for suggestions?
