I don't directly b/c I'm just wholesaling it, but it would seem that it may limit the scope of investors I can seek if they have to sit on a property for 3-4 months to sell it...Maybe I'm missing something....or reading old legislation...

Congress is working on new legislation around the 'retail', non-accredited investor and we expect to know more about that, and perhaps have it enacted by early 2015.Eric Barnes , there are many people who are interested!

Mountain or lake cabins are pretty safe from legislation, because these structures were built for temporary vacation use.

So far: quarterly % change in Real GDP, YOY % Change in Monthly home prices, job growth, interest rates, population shifts, rising wages, area revitalization, relocation, marriage, family growth, divorce, death, debt, active inventory, sold homes, avg. sold price, average days on market, Concentrations of jobs by occupational category, average level of education, school rankings, crime, appreciation, property tax rate, state tax rate, positive/negative RE legislation, monthly rental income, average age, inflation, popular property types and configurations, vacancy rates, volume of rental units added to market, time to rent, months of supply, volume of new home construction. 

Instead of a broad repeal, the administration is taking more of a gradual, piecemeal approach to rolling back or amending provisions of the legislation.

hey @Mindy Jensen I can give you some direction since I deal with multi family legislation and laws in Colorado, but I'm not a lawyer so take it for what it is.

Obviously state-specific, so I'd be interested to see what the legislation states.

Your customers do not care about Fereral or State legislation, legal mumbo jumbo or whether they are customers or clients.

This is done by the legislative committees which I believe get filtered or biased information some times.
