I've used them before and they were excellent in every way.

What I have noticed while watching the market carefully for a number of years, is that you can find undervalued properties in excellent, high-demand areas during the off-season.

I got a great price on both buildings and great terms (4%), but I had a relationship with the seller and he knew that I had excellent credit and my wife and I have good, steady employment.

I believe have a solid lease in place.The property is in excellent shape -purchased for $240k, estimated value $340k.Can't wait to start bringing in more rent so we can purchase another!   

I see you're from Dallas -- not sure if you're interested in returning to the area but I know it's excellent for RE investing right now, as backed up by BP podcast guest after podcast guest.

Not a bad idea.My credit is excellent and my income is high so I have those bases covered.  

What I bring to the table:- Stable income/employment history- Handy and technically minded- Great with excel and programming, should translate well to custom analysis tools and automation- Commitment and discipline to spend the next decade grinding and doing whatever (legally and ethically) it takes to be successful.Thank you for taking the time to read this, and thank you to everyone involved with bigger pockets for facilitating this community.

Apparently the database they use can't export lists to excel or csv so they forward my message to the software company and they sell it to me as a service...
