This isn't always the case but there isn't much point in trying to entice people on a place they don't have under contract or have no reason to know they can get under contract.That being said there are lots of idiots and scammers out there.

Potential cash purchase, and it is an enticing deal that I could get relatively good value on, but the issue is such - there is pending litigation against the HOA for mold ( not my unit, or even my condo section).
