Hey @johnarendson I believe i drive by your car wash in the south bay once a month near Imperial beach, maybe not but the monthly membership is VERY enticing!

Consider giving them a pre-lease discount up front in exchange for a market rate rent after the first month or two to entice them in.  

The general solution we have come up with is to push value across the table and try to entice people to contact us to place funds.

This isn't always the case but there isn't much point in trying to entice people on a place they don't have under contract or have no reason to know they can get under contract.That being said there are lots of idiots and scammers out there.  

Two of my tenants were rewarded/enticed to enter long term leases of 2 years; and I reduced the rent to facilitate that (massive rookie mistake).

For example:If I'm interest in a house that's $450k that has been on the market for 2 months now with no offers and I'm working with a buyers agent, my offer of $435,000 might not look too enticing. 

The basis for any con job is to first to convince the mark that the con is telling them the truth, building trust to entice the mark to act.

They lend at low % to entice us to jump in, but then the FED cycles the rates up and exactly what you described happens - people foreclose and banks are only too happy to lower the rates and entice other newbies to get in.

Potential cash purchase, and it is an enticing deal that I could get relatively good value on, but the issue is such - there is pending litigation against the HOA for mold ( not my unit, or even my condo section).
