Hopefully you have other, better qualified applicants to go with or can deny this couple on something else (credit, income) so you don't have to deal with their nonsense.

So yes, she could do the 1031 exchange and buy commercial property somewhere else in the country for you to expand your business into. 

I think like anything else to some it will be seen as a + and to others a - , but you are the owner so think of it from the business side.
