Have had crew's up to 9 men.It's almost a full time job just supplying product,  let alone babysitting them.9 men can do 4-6  four Plexes in 6 weeks .But ,  yes it took half of my day to and 2-4 hours every morning or evening getting product.Every one of my guys were, self employed for the daily work and paid cash every Friday.

If you still owed $300,000 in 2019, you could have refinanced for under 4% interest and your payment would be less than half what it currently is.I recommend you study the market and figure out what your home is really worth as a rental, then charge accordingly.

Now we are in pruning stage - trimming off the ones that are further away or cause us the most headaches, and adding those that meet our long term goals better.A very wise person told us early on that if we wanted 50 properties, we should plan to buy 100, and sell half to pay off the remaining assets.

I think you need at least $10,000 in reserves, or bare minimum at least enough to cover a month and a half of rent, utilities, and any unforeseen maintenance issues per property.

For example simply filing a quit claim deed to transfer the properties to one entity (existing or new) would be easiest however that may not be an option if you have loans in place...

I guess I'm not surprised because when I call my fellows agents, half or more of them can't be bothered to pick up their phone and would rather text, or whenever they actually pick up they always sound like they are at Target or getting a massage in the middle of the day, and not actually working.
