I do agree though, there are a number of uncertainties with the Foxconn plans and development being completed so there is a distinct element of speculation. 

A piece of advice a  lease that end in the winter in the northeast I have not found to be the best however there are those that swear by month to month leases with required 30 or 60 days notice by either party to terminate written in the lease.

In that event what you own is 64% of a property and he owns 36% of a piece of property.

One additional piece of advice I have is that when you find an area of real estate that you're interested in, focus on that niche, whether it be flix and flips, wholesaling, buy and hold, etc. 

The first piece of advice would be to narrow your focus, if you try to do everything when first starting out you will end up doing nothing.

If she had been on the purchase deed with you, then yes she could do delayed financing.This is a very good piece of information.

It will add about $50ish maybe $100 to your closing costs but it will give you both piece of mind.
