You're also getting taxed on your gross number, not your net (on 1099 from the OTA's, it's different if you use a PM and the PM is paying you), so it can really complicate calculations if you quote an amalgamation of gross minus x, y, and z.

Sounds like guru stuff, you'll find when you get to a P&Z hearing to request a change, the owner in title will need to sign off on the request, you won't be getting any changes without their involvement anywhere.

If I spend X amount of time not just getting licensed as a real estate agent, but also the time per deal to draft contracts and negotiate terms, and it saved me Z amount of money.. then does Z divided by X equate to what I could make per hour if I just focused on helping people qualify for loans?
