The owner was absentee and the park was managed by a resident.Apparently the industry standard is approximately eight and ½ times the net for a purchase price, with premier destination Parks commanding up to 11 times the net.Every one is now betting on higher oil prices which will provide a headwind to this industry, especially the roadside stopover type Parks and those that are away from attractions and amenities.

If you know what other 4-units are trading for in the area and you know what rental units command what price, you should be able to back into the maximum allowable offer that will make financial sense for you whatever terms you decide to set with the seller.

This will have less competition from normal home owners and flippers because it just won't command top dollar if it's next to an apartment complex already.Buy a single family home with an ADU (accessory dwelling unit) and rent it out for short-term rentals on AirBnB (or similar).
