As long as you are paying they probably will not, in the current climate getting called is probably not a big deal, you could probably easily get another loan, 5 years down the line when things get rattled and banks start holding tight, you might not like a called loan so much.

In a cold weather climate like where Im at in PA, cold weather months can be harder to find a tenant, but I always seem to have sufficient applicants even in winter to find someone suitable without leaving a unit vacant long.

@Jarrod Covey ,from what my HVAC guys tell me (i've renovated/flipped several homes in NE PA) the heat pumps are fine in the moderate cold to warmer climates so your area should be fine.

When some jerk says that climate change doesn't exist, and they're from NJ, I remind them their federal tax dollars are being spent every year just to keep up with the problem.Anyway, besides the environmental concerns, @Jaysen Medhurst is correct, typically you deal with more tourism at the beach, which means shorter term rentals, being more hands-on, etc.
