This is a way of not hooking up normal water service when you just need water on for an hour or so for cleaning purposes, therefore avoiding hundreds of dollars in hookup and usage fees. 

It will address things specific to a roommate situation like using and cleaning shared common areas, cleaning responsibilities, quiet hours, etc.

I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to rehab an empty apartment into one that is rentable when a tenant vacates the property.

probably just missed putting it in the listing just realized it and is now cleaning it up.I do this often when I hire brokers who forget to include that me the seller is licensed.. and i make them put it in a counter.. so we disclosure before we close.. not a major issue from my point of view just an oversight they are cleaning up in writing..

I took it down, deep cleaned the unit, added handles to the cupboards, and purchased a Modem and added internet for $30/month. 

I'd let them go, clean it up and get it rented again asap and consider any loss as what you paid for the learning experience and make sure you button up that hole in your lease for the future. 

Something to keep in mind with STR, that's tied to why REI is a smart game to play - control is the name of the game.You want to control the guests and rates (vet them in hopes of avoiding property damage, set rates to attract those willing to pay more for quality)You want to control the costs (furnishings, consumables, cleaning/repair/plumbing/electrical)You want to control the property (choice of property, location, financing terms, well or city water, septic or city sewer, etc)This is all going to be very hard to do, if not impossible, if you don't OWN THE PROPERTY. 

Reason why we are asking, is the appraiser will need to justify how value increased by $33.5k.We did a few upgrade ourselves but nothing major that needed a contractor; mostly clean up, fixing fences, changing bathroom hardware, etc.
