I’m on my second project and now I’ve bought a property that is 4 blocks from a major university.

You can see a Texas Tribune article about the recent ruling.A bill to block cities from heavily regulating short-term rentals made it through the Texas Senate during the last legislative session, but it died in committee in the Texas House. 

Even within decent areas, it really varies there from block-to-block ---- one street is still burnt out and/or boarded up homes, and then two blocks over it's lovely. 

I would just like to understand those few blocks.

McAdenville is on an upswing in desirability with real estate prices coming close to peak already, especially those within a block or two of town center.

Also time block your week. 

@John Warren - inspecting an modern six-unit 'H'-block in 2-3 hours may be possible, but on an older building (we have a six unit from the early 1900s), you are not going to perform an adequate inspection in that time.

A master suite would be more since there's an entire full bath averaged over a small area, but he said he'd likely be able to add one to an existing block house for $125/sqft or $50k for 400sqft. 

There is a gap around the main drain exit and this area is completely under water.

I recently had a wholesaler contact me about a property on a D- street (there was a shooting on that block the very next week).
