Your best bet is to run for the board every year until you are elected and then work to repeal the fee. 

In terms of hedging against your bet, you really can't say that by having a lease in place you're protecting yourself any further.

To increase your chances of finding the right property, expand your search criteria, use multiple platforms like MLS, and network with local professionals like real estate agents, property managers, and wholesalers.

there is so much support and insight on this platform. also, there are a bunch of meet ups in and around the Nashville area should you want to meet people face to face. this could give you an opportunity to meet people with little to no experience to other investors doing major deals in our area. 

Make sure you are running the numbers carefully; you can bet that those other buyers you mention are not.

By reading this platform, I'm sure I just saved myself buyer's remorse and not paying 30k for real success multifamily real estate mentorship.
