All you need to know is the number of occupied spaces, the monthly lot rent amount at the park, and the cap rate.Calculate the NOI by multiplying the number of occupied spaces by the monthly lot rent (lot rent ONLY) and then multiply by 12 months to arrive at the gross annual income.

He had me increase vacancy to 10%, anticipate next year's taxes by multiplying the tax rate by the purchase price (rather than using 2020 taxes), and also I found out right now the landlord pays electric, water and lawn so I added $500/month for expenses - BUT I would change this with new tenants and have them reimburse me for the utilities each month (there is only 1 meter), and I could do this immediately with 1 of the units and in 1 month with another.

Well, now that you have the roi for a $0 assignment fee, you can subtract 50% from 82% to get 32%, which you can then multiply by .5 (because you want it to be a 50% roi for them) for their initial investment for your fee. $55,000 x .32 x .5 = ~$9,000You can check this by taking what they spent vs what they will sell the house for.
