Hi all! My name is Nathan, and I’m relatively new to the real estate game. I made my first property purchase in October of 2019, which looking back was probably one of the worse times to start. I currently have an additional 21 units under contract. Before I get ahead of myself, I want to give a little more information about how I got where I am today. To start off I am 23 years old and recently graduated from Penn State University with a Bachelor’s degree in Biology with a focus in vertebrate physiology. Up to fall of 2018 I had structured my life around trying to get into medical school and becoming a physician. I still remember being in conversations with all of the other kids at the top of my class telling each other what we plan to do with our lives. I strongly disliked these conversations. Jumping forward I was a first semester junior in college doing 7-hour observations in the trauma clinic at the local hospital twice a week while managing a loaded class schedule, doing undergraduate research 8 hours a week, working part time on the weekends, and living in a small 1-bedroom apartment off campus. Sometime during all of this chaos in late September I met a someone who would later turn out to be one of my best friends. This relationship along with her father is what actually got me started on the real-estate journey. Their family had been in real estate for 25 years in the area having established a portfolio of over 100 units. After meeting this family everything started to change. I still remember the day he recommended reading Rich Dad Poor Dad. I was sitting in their living room studying for an exam. He walked over, handed me the book, said you should read this, and then walked away. I took me a few days to actually pick the book up and read it, nevertheless I remember reading the book cover to cover 3 times in a 2-day span. That book was like a kick to the face considering where I was trying to go with my life. Regardless, my mentor took me under his wing. I was hooked and wanted to learn more. I started working for my friends’ father’s rental properties, who was now my mentor, for the next year until I finally had the opportunity to buy my first property. My first property was an off-market deal I purchased for 4 thousand dollars…. (Yes, it was $4000). I ended up closing on the property in the beginning of October and rehabbed it myself while being a full time in college. It ended up taking me the whole winter and into spring to finish it with a total investment of $20,000 (basically just materials cost since I provided all labor). This takes us to present day where my first property has turned out to be a Cash-Flo-Machine. I am currently focused on expanding my portfolio now that I am out of college looking to focus more so on commercial properties.  I have recently just placed a 21-unit portfolio valued over half a million dollars under contract for seller financing.  I have been a fan listening to the bigger pockets podcast for around 2 years now, and I couldn’t be more excited to interact with all of the amazing people here!
