For Conway and Titusville/Melbourne, focus on:Occupancy rates: Check how full local rental units are—this will give you an idea of demand.Rent trends: Ensure rental rates are stable or increasing.Local economy: Are jobs, population, and amenities growing or declining?

Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.

Big Realty, Rentwell and Specht Realty all service Pottstown and are much better - you can actually call a person (no "submit a ticket" crap), the person you talk to next month is the same as the person you talked to last month, they're honest/transparent about maintenance markups (which 365 was not with me), and in general they actually care/try to do a good job with whatever issues come up.

I am wanting to leave my day job and replace it with a job that will give me good experience that can be applied to investing.

My advise would be to do more phone calls to past job references and living situations and ask open ended questions.

With no W-2 job, she would need to work 750 REAL HOURS in your real property trade or business. 

The contractor didn't do a good job installing the toilet and because of this your water bill is higher. 

I'm curious where the line is drawn b/c I can write off a meal when I am leaving my 9-5 job and going straight to a volleyball match to officiate (second job). 

Proximity to amenities, transportation hubs, schools, and job markets can significantly impact property value and future returns.Condition: A property's current state is a big deal.
