Don't know the laws of the mystery state this in, but if there are no other liens that need wiping out, I can't see any advantage in trying to foreclose, just take the deed from the hoa.

Well there’s only so much you can do once you buy with tenants already in place .you gotta honor their lease and you know darn well the former LL let them get away with murder and didn’t improve or repair the property like you will  .all the screening checking and forms won’t matter much at this point .i always thought inheriting tenants was great because it eliminated headaches finding tenants and it’s already cash flowing until I actually got them ..

Like people not paying when you take over the property, mystery vacancies right at purchase, half the roof blowing off in the first year etc....That's why I ONLY go for value plays now that I know I can reduce expenses and increase rents at the same time approximately $80.00-$100.00 a unit.
