I am trying to find a way to decrease the ratio, and increasing income is not likely in my situation right now.I recently found a credit union that was able to offer me $90,000 at a variable rate starting at 4.25%, dependent on the Feds rate. 

my tenant's lease ends at the end of this month, she did pay for the month, but I've just discovered that my tenant is not leaving at the property anymore, however some of her things are still in the house.

I've just went through this very scenario.
