If you have enough funds in an IRA the alternative would be to establish a self-directed IRA, and have the IRA buy the property subject to existing financing (if your sister is willing to do that), you personally can't assume the mortgage b/c you are not allowed to provide a personal guarantee for IRA-owned property and have the IRA pay your sister for the equity.

get more micro. we define a zip code as a market. there are about 7 zip codes in the city of columbus that we work in as well as about 15 in Miami. we look at the average housing unit delivered and try to develop under the median and average home or condo where there is a lot of absorption. that is mostly through smaller Floorplan design, smart floorplan design, etc. new construction and development you also have much more control over the overall development just my 2 cents. if you are just buying existing it's going to have some issues

You could sell and 1031 it into the next property but you'd usually have to time the sale of your existing property and the closing of your new property right.I also wouldn't worry about having central air in the property unless that is essentially a requirement for you to remain competitive with the rest of that market.
