other wise they are going to go with the builders and flippers they know perform..if your just buying for rental purposes that's a little different of course..

try it if it works other wise walk.. who makes those loans.. that was another time and in another place.. someone would have to be a complete idiot to do that for you. 

Cost wise metal will be 3X the price of shingles for material and labour.

Numbers wise it's better to have more people go inside and leave than to never show up.Plus as @Russell Brazil mentioned if there are tenants they may not want their stuff shown.

I figured I need a one year track record on paying the loan as a rental to accomplish this.Two very valuable prices of info you all have given me:(1) it's actually a terrible investment cashflow wise.

If a property doesn't meet your investment  goals, it would be wise to pass.
