In terms of property value, I dont think it would have much of an impact as SRA really isnt classified as a crime specifically because of secular laws and such and the crime would be sa, murder, extortion etc..

If you pool them you’ll be “guessing” at each individual value.

You have to keep in mind that a plex will never be valued the same as an SFH, and renovations may not have the same effect on the value as an SFH.If renovations are not needed right now, I would work toward getting the rent to market for the as-is condition and then renovate each side when you have turnover. 

Assuming the property is still valued at $1M.

Airbnb can get you more high value bookings if you're property attracts those. 

If it was just my house sitting I would say I over estimated the sales price or over rehabbed, something, but it is most homes in the same area that had been moving so quickly are now sitting for months and are all priced according to market value.

If you want predictability, value hard assets, and like the tax advantages, then investing in a real estate syndication may be a good fit.

Looking for permanent structure over being on wheels to avoid RV parking issues with the city and for the property value add with the permanent structure.
