I don't think it's unreasonable for the bank to try to get as much as they can for a property, even when it's more than the asking price.When I sell my houses, the best case scenario is that I get multiple offers, and if I get an offer in the first day or two, I'll generally stall to see if I get more (even if the first offer is full price).If the bank can get more than full price, why should they settle?

There is a 'normal' range that I've seen for owner-finance, and 10%+/- doesn't seem too unreasonable, but I solved for the interest rate based on desired profit and not the other way around.

I am guessing many people on here with the goal of $100/door probably do not even know what the $100/door represents as a return to them or can support how they even determined that would be a goal for them outside of saying they heard someone else they look up to say it.I only have experience in 1-4 real estate myself and do not see it as a viable option in this environment unless people are factoring unreasonably high levels of vacancy to get to the $100/door or are investing in very low cost/unit properties not generally found in safe areas to invest.

I like that deal. equity flow, If I'm putting up a million dollars I would like something to work with today. it seems pretty unreasonable today when I could invest in fixed income mildly liquid securities relatively speaking and get freaking 7 percent cash on cash returns with the chance of principal appreciation in REITS
