What size Multi family did you translation into? 

Some of the basic instructions I gave them were either not acknowledged or got lost in translation (Please see below).

Strong apartment growth here has not translated into lower rents in the single family or small multifamily sector here; in fact, quite the opposite.

One of you needs a translator available, or use google translate.

When it works everyone is happy- agents, sellers, buyers, GC :) I feel like this model works for existing only however, because there is equity in the home already- not sure how this can be translated for ground up?

This directly translates to a boom in rental income as there is a resultant increase in the demand for both residential and commercial property rentals, and this means steadier income for investors in Orlando real estate market.

Beyond the obvious debate between SFR and apartments, I think it depends on the scale you're aiming for out of the gate and what return you're seeking (which loosely translates into age of property here in KC).  

His understanding bonds will translate to notes, but bonds don't really trade with higher discounts. :)

But it serves the purpose of helping the tenant afford to rent a place and translates into real money for the landlord. 

For me, that's translated to just over 2 months gross rent on average.
