What thickness & density of carpet pad are you installing for a typical median value rehab house?

Encapsulant is a special coating, almost like liquid rubber, that needs to be applied to specific thickness and tests need to be done to the components to determine if we can even encapsulate.

Your current equity position isn't so thick, and I don't think this property should truly value higher than the appraisal.

Well I dug the footings and they aren't even close to thick enough... 6 inches and 9 inches, and the engineer says they should be able double that in order to support the extra weight.   

They apparently remove all your fixture valves, then pump a thick viscous fluid through your pipes until they are all coated on the inside with a thin white epoxy barrier.

They got their last sanding/refinish 8 years ago and there's no thickness left to refinish again.

I actually kicked over 5 gallon buckets and rolled the floor thick.  

Like 2 inches thick kinda deal.

If you are willing to carve out the time, stay consistent with your marketing, and have thick skin, wholesaling could be a good way to learn about RE investing, build your network, and generate some cash.
