It might take a visit or two for them to feel comfortable. 

For a very low amount of purchases, you could lookup for "ground - up" investment, or lot investment suitable for duplex, or triplex construction through REOs, auctions, or liens, or even direct from sellers.

I think the next step is to find a platform where I can connect with borrowers that are looking for private lending, preferably a platform or company that did the underwriting of the loans for me, so I can pick the appropriate loans that are suitable for me.Thank you!

How would you get around the seller's objection that that arrangement wasn't suitable because it doesn't pay off his note?  

After spending a few months unsuccessfully trying to find a suitable property to flip via MLS, FSBO, CL etc.  

Make sure your lease has joint and several liability and clauses that limit number of days a visitor can stay in a row so you can avoid ending up with a rogue tenant you haven't vetted in your property.
