Take that into account and it will put a whole different spin on the matter. 

Please consider that we are commissioned sales and if we do not allocate our time with the right group of serious clients, we are left spinning our wheel and yours.

The collections claim is now viewable to other landlords when they apply for housing, and like others mention it may become important to clean up their credit, but for now you have done what you can and it is a waste of time and energy to keep spinning.
