@Adam WardI called Wells Fargo and inquired about a heloc (I have an existing mortgage with them) and found my account to be locked because of fraudulent behavior two weeks later.

Not a reliable tool. 

I would recommend to lock in the owner's appreciation now by naming a purchase price on the home today.

Not knocking wholesaling…I just think it’s a hit or miss thing and for me and my market I don’t find it reliable enough to scale the way I’d like or worth the additional exposure/risk it brings.Luckily, we have good deals on the mls here.I appreciate the suggestion and I’ll keep watching the deals come through!!

Just locked a refi for a client, NO points 5.75% 30 year fixed!! 

I hesitate to get rid of it because I’m locked in at a 1.875% interest rate for a 15 year loan.
