@Zach C. after you close is the time to go introduce yourself and go over the lease with them as a refresher.

I have adjusted the times in the original post to be correct now.I have found that if I have gotten there early, a refresh at the start time will get me there.

Earlier today, I actually hit the refresh button no less than 50 times trying to get the site to load....to no avail.

there is a REI in orange county that meets in kingston every few weeks, you can find it on meet ups. it cost like 20 bucks or so to go, pays for the venue and refreshments.

I'd be more interested in getting distressed properties in  B +/- areas need of renovation / refresh - done responsibility and filling them with great tenants that would be treated fairly.

Jesse,After a refresher on a Bigger Pockets advertising policies, here is my updated response:You should approach a hard money lender and ask that they qualify and approve you as a borrower first and then as your targeted properties become available, you should bring them to the lender to be subjected to their collateral underwriting and approval process.

One month of vacancy alone, with only $1000 in repairs/refreshing to get ready for a new tenant will eat up $2k, without any leasing/agent fees.  

You are right, it’s a never ending learning process... but it also did not take you a week to save money.. check out “refresh your wealth” podcast - abundance of knowledge when it comes to IRAs..
