IMO the grocery-retail-apartments all in one footprint is a nice model for redevelopment in urban areas where currently it's difficult to locate a big box style store plus parking lot, etc..I know a lot of people gripe about gentrification, but it's great for the long term viability of a neighborhood.

Pick one model to understand and work to master. 

I did some modelling to try to understand what margin you would have to use to breakeven (i.e. the equity you take out after refinance is equal to the down payment + repair costs + closing and financing costs).

They're realtors and the business model is totally focused on investors.  

Honestly the brick and mortar model is attempting to adapt to the internet world, but it is difficult when every brokerage office costs at least $2k a month to keep the lights on and door open. eXp doesn't provide the leads exactly. 

My advice would be to settle on a business model/real estate investment strategy 1st and then to focus on geography 2nd.

I might be wrong, but I believe the models I have will only allow 1 phone to connect and control the unit with the app - so taking control of the thing while the tenant is gone might be kind of a logistical problem - with you having to log out so the tenant can log in.
