I prefer to ask my local lawyer who specializes in landlord/tenant law and has leases that they used for decades on thousands of cases and they have been changed and massaged for local rules.

Other than that, there is a lot of opportunity to make good money there, in addition to being part of the redevelopment/enhancement of the community.

I am looking to learn from other investors as a college student to enhance my knowledge in personal finance and real estate to become more financially literate.

However they informed me that the chimney would need to be completely rebuilt from the roof line and the quotes I received  were more than I could bear for something that doesn't enhance the value of the property.

Also look at syndicator and make sure they are not using short term debt to massage the numbers early on to get an investment. 

In addition, incorporating images of the backyard and a video tour could further enhance its appeal.
