Based out of Minneapolis, MN and searching in Cleveland, OH I had some lenders say they are hesitant to lend since I won't have direct oversight from a couple of states away, even though we have completed our vetting processes in the area and made what we think are strong selections for our team. 

I have two one beds in Class A Bk neighborhoods, and they have not been easy to rent out lately, yes the market is rapidly improving, but it could still take some time to get the units filled, so I would be hesitant to pursue a deal where the margins are so tight.

I'm not sure why you're hesitant to form a new LLC, or amend the current documents of purchase to add them to the LLC. 

@Cyrus Baiz This is going to sound like I'm a wet blanket but, as an owner, I would be pretty hesitant to do this.

I'd be a bit more hesitant to do a rehab loan but it's not totally ruled out. 

Hence my hesitation to return any until I'm sure it clears the bank.
