The ocean, the rolling hills, the park make it one of the most picturesque places on this planet.

I guess my personal recommendation (not a lawyer/legal scholar/judge or offering any sort of advice to anyone who is residing on the planet Earth) is to perform your inspections on schedule and address issues at that time.

The tenant will not come to the door unless the planets are perfectly aligned according to my PM.

Some will abuse it, others are really into saving the planet, so it's random. 

Unless you can find absolutely no other tenant on the planet who is better, and you absolutely can't wait any longer for any tenant, even if they are terrible.Otherwise, be firm in your criteria.  

On what planet is there such a thing as a 7 day breach of lease where a tenant serves the landlord? 

If so, you are the only PM company on the planet who doesn't.But, this is how most PM companies make their money.  10% of the rent is nothing. 

But we don't chase the "highest returns possible" - like the grass is greener on the other side, there is alway a higher ROI in that one property 3 States away.
