Completely new to this space any advice or recommendation is appreciated. lots of ways to answer this but from experience there is existing, cash flowing inventory of single family, multifamily, commercial. there is new construction of single family, small multi family, and large development ground up multifamily. we play in the second area. all urban core higher density infill lots best locations.

I expect MKE prices long term (10 years) to at least increase to the national average, there is really no reason why Milwaukee should not get there based on a current trajectory as well as infrastructure spending and re-development we are seeing downtown.We have seen consistent appreciation never below 6%, but also never over 8% over the last 9 years, which basically means median prices have doubled.

So, if mold simply develops over time and has nothing to do with a claimable situation like a pipe bursting, it won't be covered at all.Beyond that, there is likely a sublimit for mold as mentioned by Ken IF there is coverage at all. 

Hi Jay, that's a great introduction and it seems like you have an excellent background for real estate.I have to say it's surprising, like you said, to see someone focusing on RI vs. other developing markets like OH and FL, but with enough work it's still possible to find something that cash flows here, too.

The numbers don't lie when you make conservative guesses.I have a couple spreadsheets I use to do quick evaluations of BRRRRs, STRs, and DADU/AADU development.

He has since developed an obsessive passionate hatred of my contractor who I rely on for everything.

I have read every forum I could find reviewing of each of these and most are fairly dated so it'd be great to have recent experiences with them considering how software changes/hopefully improves with time and development. 

As you gain experience, you'll have time to think about long-term goals and develop a plan to get you where you want to go.
