In my area of southern CA, many new construction and heavy rehabs with additions incorporate smart features in their homes, including myself which is not only helping sell the homes, but it is almost a requirement from buyers now as they are expected once you hit specific price points.Any home in my area selling for $1.2M or more should at minimum have a nest thermostat (or similar smart brand) and a nest or ring door bell system.

It they are retiring this could be a viable solution for the both of you.You could utilize this strategy on a handful of the properties and just refinance them as the capital becomes available or pull equity out of the other properties as you get the deeds aged under your name.There are allot of different ways to do this, but my advice is to spend the least amount of your money upfront and keep something of a nest egg in case something needs repairs right away!

In 20 years, when those houses are paid off, you'll be making 1k per house per month or 120k per yearand you will NEVER have to dip into your net worth to do it.Better still, your net worth will continue to grow as year 21, the value of the homes will go up another 3% so you're nest egg will be 55k bigger.If you were to have a 401k with 1.6 mil, it is NEVER going to pay you any money unless you start taking distributions.
