Can I use a 1031 exchange to sell property in "my name", put the funds with a QI who then purchases new property in the name of an LLC I form with someone else?

What a mess...

@Gayle Eisner Simply do another 1031 to a property somewhere else to avoid the capital gains taxes if applicable.

More than anything else, you have to show you were the first one to show them the deal and that you had a pre-committed agreement and fee for bringing them the deal.

Not sure if there is anything else but an attorney can advise other steps to protect yourself. 

However they don't tell you the full story.I was told, like everyone else, that the properties were "screened" ok... sure, long story short my lady who works at Tax Lien Buyers club, pressured me into buying them, saying oh, "these are the last ones, so I need you to hurry and sign them."
