I have some auto-denials in the "review phase" based on landlord reference such as numerous late pays on rent, numerous documented lease violations, and move-out damages exceeded collected deposit... but still have yet to enter the "landlord reference/review phase" of my screening process due to the details on their CBR's as noted above. 

Any other details/calculations on this would be appreciated.Like many my home sticker price is up, and I'd like to tap the equity to make a series of high yielding, diversified investments.

I have sold RE in NJ for almost 15 years so can probably help if I have more details. 

But since this is off the beaten track, it is not straightforward finding alternative brokers or agents to help.So if you are a broker or agent that has some experience with this, or know of one, I am interested in discussing, or in getting a lead/some contact details.

Some will of course but the guru's teaching wholesaling are not going to go into great detail of what states have laws against etc..

For example, I created an information book in Canva that has all the house details and my personal contact information.

I would love to hear a more detailed explanation on why your accountant recommends this if you are able to share with us the more precise reasoning.
