There is one here in Carbondale that has been denied 3 maybe 4 times over ten years by both city council and public ballot.

I actually don't think your position is the problem, finding someone to agree with this independence-denying stipulation seems like the tricky part.

I still am treating her like everyone as to not discriminate but if i cross the bridge of having to deny her.

I figure I need to think this through in advance because if I go to them for conventional financing and get denied due to my lack of W2 and/or proof of income it would be pretty difficult to then say "hey what about a line of credit" since they already know what I'm looking to do at that point.

Start denying off that.

If the appraisal has been done and thats when you got denied for fha you may have to get the appraiser to go back out after repairs have been made to ok it.
