There is way too much upkeep to maintain them in great condition because the climate is so dry.

So im not to scared with the area i take not that i will always have fear due to my generalised anxiaty disorder.

Jobs and a great lifestyle are created by governing bodies/tax codes/weather/business climate/educated workforce...many variables.  

I have OCD and germ phobia disorders.

I am working on my own investment portfolio further south so that I may retire in a warmer climate. 

The REI climates in California run in every possible direction.

Tile in living areas is a warm climate thing, unless you install radiant.  

I'm not chasing a lavish lifestyle, just one in a warmer climate and one that will allow me more control over how I spend my time.

I've looked into buying property here to convert to short term rentals but the uncertain regulatory climate gives me pause.

Given the recent changes in current rental climate with rent increase restrictions and just cause eviction , I would consider investing in a duplex if you can find a decent one at your price point and live in one side or invest in a SFH with the intention of renting it to business travelers as a short term rental.
