I had been avoiding the BRRR strategy but I'm more inclined to go that direction in terms of upside and purchasing power for properties I wouldn't be able to afford at renovated/market pricing.

@Dave Foster , I think you misunderstood my point.  1031s can be very powerful but it is not some panacea into never paying capital gains.  

Your entering your power years where your earnings will only go up.  

Only having three units I don't feel I can justify spending hundreds on accounting software that is much more powerful than I need. 

I feel like have done everything in my power to reach out to Turbo Tenant to help resolve the situation.
