I would definitely agree with you that self-managing is a great option for some owners, but does require an investor to understand their own skill set and align it with their desires for their asset performance appropriately (If max ROI is desired, do they have the skillset necessary to produce top revenue numbers, etc.?).

I agree with you and understand that you are not a turnkey company (though many others here are) that there are very rare cases where the $/hr don't add up ... for those rare individuals, though, they would likely qualify as accredited investors and IMO there are much more attractive investment options open to them than turnkey rentals, where their financial interests are in much better alignment with the provider.

for 12 months it would be double that 34,589... per annum.and of course if you put the whole 500k in your double that as well  for a grand total of 69,178.. and you do not deal with the 3 T's and take the risk of running rentals.But again you must align yourself with GREAT long term established HML in your market and be comfortable with your collateral...
