Make sure lead paint is in there properly and you give them there notices if needed along with them checking acknowledgement of that in the lease as well as the cert.

So, realistically, they're a cost associated with having rentals, regardless of whether you choose to amortize them across your holdings or not (from an accounting standpoint, you should not...from an analysis standpoint, I think you're fooling yourself if you don't).Anyway, my take is that you have a bunch of costs that you either haven't yet experienced (but will) or aren't acknowledging (and should).

These cases are rare, but is probably the only 'big bad' that I can think of, that you would be at risk for.But, no, you probably can not assume that the tenant agrees to all clauses of your proposed lease without his/her signature/acknowledgement.
